Building & Condition Surveying - Commercial

Dilapidation Surveys

  • The Chartered Surveyor can offer expert knowledge and advice on all aspects of repair and maintenance obligations for both landlords and tenants. In preparing a Schedule of Dilapidations for a landlord an inspection is necessary will highlight any deterioration in the building and the repairing obligation of the tenant, in terms of the Contract.

Mortgage Valuation

  • A mortgage Valuation Survey intended for the lending institution to ensure that the property is adequate for the loan and should not be confused with a full Building Survey. The Building Surveyor will calculate the cost of reinstatement in accordance with the current Society of Chartered Surveyors Guidelines.

Planning Searches

  • Detailed inspection to the relevant Planning Authority to determine the full planning history of the property in question. All previous applications are inspected to ensure that there are no unauthorised developments which may require Planning Permission for retention.
  • Checking Building Control to ensure that there are no Enforcement Notices or Purchase Orders served on the property. 

Insurance Assessment

  • Provide insurance reinstatement assessments and in the event of a claim, liaise with the Loss Adjuster and Insurer.
  • Supervision on necessary repair work.

Project Management

  • Issue of Certificates of Compliance

Snag Lists

  • Full interior and exterior building inspection and investigation into the construction of a newly built property in sufficient detail to allow the building surveyor to compile a list of shortcomings, defects and irregularities with the property.
  • This gives the Purchaser an opportunity to furnish the builder/developer with a detailed list of snagging items, which should be completed before the finalization of Contracts. The purpose of a Snag List is to ensure that the newly built property is in compliance with all current Building Regulations and has been finished to the highest possible standards.

Certificate of Compliance

  • The Certificate is presented in the format recommended by the Society of Chartered Surveyors.
  • Dealing with Planning Applications and advising on Property Legislation and Building Regulations.
  • Assessing and designing building to meet the needs of people with disabilities.
  • Ensuring that the design and construction stage Health and Safety plans governing the conduct of the works on site, and a Health and Safety File, containing information for future use, are produced in accordance with regulations.

Thermal Imaging

BER Assessments

  • Building Energy Rating Performance Certification has been introduced into Ireland as Building Energy Rating (BER). A phased implementation for this introduction has

  • 1st Jan 2007 (New Dwelling)
  • 1st Jul 2008 (All New Buildings)
  • 1st Jan 2009 (All Existing Buildings)
  • The SEI are issuing Authority for the certification.

Landlord Tenant Issues

Supervision of Building Works

  • Clients often require building works to be inspected at various stages of construction in order for payments to be released by the lending institution to fund the project.
  • Conduct interim inspections at agreed stages of construction e.g. foundations, blockwork, roof structure etc.
  • Issue interim certificates for payment by the lending institution or bank.
  • Issue certificates of compliance with Building Regulations and/or Planning Permission upon completion.
